We usually talk about the French Leaseback Scheme as one single type of property investment. But in fact, the french tax administration considers that there are 3 different kinds of Leaseback. There is the "Non Professional Leaseback" (LMNP: Loueurs en Meublés Non Professionnel), then 2 kinds of "Professional Leaseback" (LMP: Loueurs en Meublés Professionnel): One if you buy the property as a private person and an other one if you do it through a company.
Now, the question is: What kind of Leaseback am I getting? The answer is not that complicated.

The french law has just changed regarding the conditions that determine whether you're an LMNP or an LMP.
You're LMNP if you: Buy to let fully furnished flats or properties. The revenues resulting from the lettings don't exceed 23,000€ per year and they represent less than 50% of the revenues you receive in France.

You're LMP if you: Buy to let fully furnished flats or properties. The revenues resulting from the lettings exceed 23,000€ per year and they represent more than 50% of the revenues you receive in France.
